Emerald Properties acquisitions criteria is focused on the following property types:

  Property Type / Freestanding single-tenant net leased retail properties, with hard corners preferred. We consider ground leases or ground and building leases. No leasehold interest is considered.
  Lease Term / A minimum term of three years is preferred, however we are flexible with the lease term which is where we differ from most net leased buyers. We prefer shorter lease terms or older seasoned leases in high quality locations.
  Locations / The Southwest and West Coast are preferred, however we own properties across many states. We consider properties in major metropolitan areas, college towns and state capitols.
  Credit / We consider all types of tenant credit when assessing an acquisition.
